The Accommodation

- There is underfloor heating throughout the building and a wood burning stove in the living area.
- Solar panels and a boiler provide hot water.
- The open plan kitchen/dining/living area is 8m by 4m with oak flooring and glass all round.
- The fitted kitchen has a dishwasher, oven, microwave, gas hob, fridge, toaster, electric kettle and washer/drier. All the other necessary kitchen equipment is provided.
- The living room area has a comfortable sofa and armchairs, television/DVD player, books, maps and some games.
- Wi-Fi Internet Connection is available throughout the Pavilion.
- There is one double bedroom on the ground floor with oak floor, bedside tables, reading lights, a wardrobe and an en-suite containing shower, wash basin, heated towel rail, toilet and underfloor heating.
- The second bedroom is a twin with views into the meadow. Two single beds with reading lights, bedside tables and a dressing table.
- The main bathroom is adjacent to both bedrooms, has underfloor heating, a heated towel rail, a bath with stand up shower at one end, washbasin and toilet.
- The mezzanine/gallery sleeping area is exciting and quite unusual. Set up under the oak frame ceiling, it is reached by ‘paddle stairs’. It overlooks the living/dining area below and has a toughened glass balustrade. It is carpeted and has one single and one double low bed, bedside tables, reading lights and chairs.
- A paved covered veranda runs around the building leading onto a terrace with garden table and chairs.
- There is a large lockable shed for bicycles, body boards, crab lines etc..
- The pavilion has its own car parking area with plenty of room for three cars.
- There is an electric car charging point near the front door of our house.
Guests can arrange to use this at a charge of £20.


Miscellaneous
- Arrival time is after 4pm and departure is by 10am.
- Saturdays are our usual changeover day.
- Bed linen and towels are provided but please bring your own towels for the beach and swimming.
- We provide eco friendly products for washing up, dishwasher and washing machine. Please make sure you use only these to ensure the bio waste system runs efficiently.
- To welcome you we will provide a few comforts: tea, milk and biscuits.
- Guests are welcome to make food delivery orders to The Pavilion provided they are there to receive them.
- Enough wood and kindling for the stove will be available for the week.
- Sorry, but no dogs or other pets and no smoking inside or out in the garden.
- We aim to greet you at some point during your stay but otherwise will leave you to enjoy your holiday.
- Hot water for showers etc. is provided by a large tank. Please be aware that this is not an endless supply, it has to have time to replenish !
- Please feel welcome to come to the house to ask anything or to report any malfunctions.
- We do not take a deposit for breakages or damage so please replace a broken item like for like where possible and let us know about any damage.
- We do expect the house to be left tidy with waste and recycling in the right places.
- It is very peaceful at Common Farm and we also ask visitors not to spoil this by playing loud music outside.
- We have a specially adapted stairgate. Please let us know if you would like us to fit it before you arrive.
